Trailers: a living accommodation that remains on wheels, can be moved with a truck are used primarily as a Recreational Vehicle.
Manufactured home: a residential accommodation, constructed 'off site', built with a 2 x 4 or 2 x 6 frame ( not unlike a traditional house), is transported on a wheel base (which it removed), is installed on a cement pad. These homes require the same general up keep, the same as a single detached house. The wonderful part is, the maintenance is a lot less expensive compared to a traditional house. ie a new roof generally costs between $6500-$9950. Renovations are very easy to do.

This community has a combination of single wide and double manufactured homes. Age restriction of 50 years +. This community falls under general City of Surrey bylaws. No monthly fees - upon the sale of property, the seller must pay a fee of approx $6800 to the City. Club house and RV pen belong to this park.

Own the manufactured home - rent the land. Pad rentals average $950-$1400 per month (yearly rental increases) No age restriction, clubhouse and out door pool. Great family atmosphere.
There are definite pros and cons in this market. The positives regarding 'renting the pad' : the initial cost of buying a manifested home in a 'rental' park is usually much lower in cost. This fact alone targets a variety of buyers. The low unit cost allows first time buyers get a foot in the market. It is often ideal for those who have sold a traditional house to put a large sum of funds in the bank and spend a low amount of their residence (leaving the bulk of there funds for travel, and generally enjoying perhaps a retirement.. It can provide buyers that don't have a lot of savings for a down payment, but that earn a good monthly income to actually enter the market. With general maintenance and often upgrades, the unit does appreciate over time. Bare Land strata tends to be substantially higher in price, however the monthly strata fees range from $95-$138 per month, with very little (if any) fee increases. The profit margin is greater and the general up keep of the home itself are the same for any manufactured or modular home. Due to strata bylaws, the communities tend to be very well kept and often have age and pet restrictions.
A CSA sticker/number is a must! A CSA is a physical label that must be present which verifies the electrical has been certified by the Safety Authority. Should the actual label be missing, illegible or if there has been major changes in the house wiring and/or addition added, a re-certification must be applied for - resulting in a new certification label (silver label) which is placed on the actual electrical box. Manufactured Homes also require tie downs. A cable securing the unit to the foundation. ( required by insurance brokers.
Like a traditional home, with proper maintenance an/updating, these homes will last indefinably. Built in very similar manors, the repair and maintenance costs are generally much lower but the end result is the same. Once a manufactured home is older than 25 years, it cannot be moved into another park, but that is strictly due to the toll a move would take on existing plumbing and electrical. Similar to the disruption that would be caused by moving a traditional home.
